1. So, How Can I Sell My House Quickly?
It's simple.

2. Can I Stay in the House After the Sale?
Most of our clients stay in their homes after a quick sale.
In fact, that is what we want!
We are in the property business and want good tenants. What better tenant we ask for than someone who considers the property to be their home?
Whether you stay on as a tenant will ultimately depend on the agreed sale price. First, pay cash for your house to pay off your creditors quickly and take the pressure off you.
We then place a mortgage in our name against the property from a regular UK bank after the sale. If the rent you can afford is greater than the monthly mortgage we pay, you can stay in the property. If the monthly mortgage is higher than the rent you can afford, it will be better for you to clear your debts and start afresh elsewhere at an affordable rent.
3. Sounds Good, But What's In it For Us?
Good question!
We are a business and we only buy your house in cash where we can agree a sale price which is below open market value by at least 15%. This allows us to buy your house in cash using your equity.
In some cases, we even offer a cashback to you after we have paid off all of your creditors.
4. Is it Possible to Have a Buy-Back Option?
Yes!
You may just be going through a financially difficult patch but expect things to improve in two years or more.
In this case, you may want to stay as a tenant after the sale and have an option to buy the house back at an agreed date in the future.
Whether we grant an option depends on the agreed discount below the open market value of your property. If a buy-back option is agreed, we give you a personal right to buy back your house at a time you feel you can afford your mortgage payments again, but get this, also below the market value of the property at the time you exercise the option, usually between 5-10%.
5. How Quickly Can You Buy My House for Cash?
Within 2 weeks from the valuation of your property by an independent RICS Chartered Surveyor appointed and paid for by us.
6. I Am About to be Repossessed - Can You Still Help?
Yes!
The business is founded and run by a former property law solicitor and we only work with highly experienced lawyers who specialise in these circumstances. We know how to suspend repossession proceedings.
All that we would ask in these circumstances is that you first fill in an agreement to allow us a short period of time to allow us to complete the purchase in cash once we have suspended the repossession for you.
7. I Don't Want Anyone To Know About My Situation.
Discretion is guaranteed.
In fact, some of our clients have a quick house sale with us, remain as a tenant and when they are back on their feet, buy back their house and to everyone else, nothing has changed!
8. So, I Can Sell Our Home Fast to You at a Price Below the Current Market Value of at least 15%, Stay on as Tenant and Buy Back My Property Back When I Can Afford it?
Subject to the answers to the questions above, yes!!
9. Is This Going To Cost Me Anything?
No.
We pay for the survey fees and we will pay your legal fees up to a maximum of £400 plus VAT provided you proceed to completion of the sale.
You don't even need to pay for phone call to us!
